About Us

The originators of the concept of Westwood Village visualized a residential community enveloped in a natural setting of trees, shrubs, plants and vegetation. The grounds will be embellished with park-like areas, orchards, gardens, water courses, ponds and thereby generally furbishing and adorning the existing landscape. So that dwellers in Westwood Village can partake in the tranquility of the natural and open setting, foot and bicycle paths will be constructed, and tennis courts, a swimming pool, community room and other facilities will be provided for community members who enjoy participant sports and social gatherings.
This Declaration provides the legal machinery necessary to:
a) permit occupants of Westwood Village to pass over, enjoy and relax in all of the naturalized and
     park areas of the community
b) to provide for construction and use of the recreation and community facilities
c) to create an association whereby community members will be permitted (and encouraged) to
    participate in policy making decisions and in the management of the open areas and the
    facilities therein 
d) to provide a vehicle for payment of the costs and expenses necessary to maintain and
     preserve the area and
e) to set high standards of use and maintenance of residences and open areas so that the
    character of Westwood Village will be indefinitely preserved.

And 40 years after that initial vision, Westwood Village continues to function as a Condominium Community of unusual beauty situated on approximately twenty-nine acres with Oak, Pine, and Sweet Gum Trees as our neighbors, in Fairlawn, Ohio. We are accessed via South Smith Road, off West Market Street (Route 18), just down the slope from The Bicentennial Park of Fairlawn, The Fairlawn Municipal Complex, Fairlawn Kiwanis Community Center and adjacent to Rosemont Country Club. 
Westwood Village is also conveniently located between Summit Mall of Fairlawn and the Montrose shopping district, a few minutes to I-77, 15 minutes to Downtown Akron, 30 minutes to Downtown Cleveland and 40 minutes to Cleveland Hopkins International Airport.
Our Community consists of 15 buildings which were built between the years of 1974 and 1976. 
We boast two very pleasant ponds and Schocalog Creek demarcates our border with Rosemont Country Club.  
The HOA association maintains our clubhouse building with a game room, two kitchens, activities center, library and offices, the tennis courts, swimming pool, landscaping, snow removal and two full-time and one half-time staff members.
Condo 1 consists of nine buildings of three to eight Townhouses per building with two or three bedrooms each. Most units are approximatley 2700 square feet with a two car garage, rear patio and front limited common element. 
Condo 2 consists of five buildings totaling 107 Manor Houses with floor plans of one to four bedrooms (you can view in our brochure in the navigation column on the left) while an average three bedroom condo is approximatley 2200 square feet. There are two parking spaces for each unit in the underground garage and elevator access to the three floors in each building.
We have three Boards of Directors to manage the day-to-day activities of their respective association.
You will find that our location is not only beautiful but convenient to professional facilities, shopping centers, eating establishments, theaters and more, yet traffic and its noise are eliminated as we are behind the hill and not on a through street. Beyond that, we are within walking distance to almost all of your needs.
So take a turn south off West Market St. at Smith Rd and visit Westwood Village, the place we are pleased to call home and we trust that someday you will as well.
